What does a rental agent cost in Amsterdam? Everything explained

Many house hunters aren't sure exactly what a rental agent costs — or what they get in return. We explain it transparently: fees, no cure no pay, and why it pays for itself.

The question we get most often: "What does it cost to hire you?" We understand. Before entering into a partnership, you want to know where you stand. In this article we explain everything transparently.

The standard fee: one month's base rent

The common market standard in Amsterdam for a rental agent is one month's base rent, excluding 21% VAT. We apply a minimum of €1,750 excluding VAT.

Example: if you rent an apartment for €2,000 per month, you pay us €2,000 + 21% VAT = €2,420 one-off.

No cure, no pay — what exactly does that mean?

We work exclusively on a no cure, no pay basis. That means: you only pay once we've found a suitable home for you and the rental contract is signed. If we don't succeed, you pay nothing.

This is not standard in the market — some agents charge fees at registration or for every viewing. Watch out for this when comparing.

What's included in the fee?

For this fee you receive a fully managed process:

  • Personal consultation — we discuss your wishes, budget and timeline
  • Active home search — including off-market listings
  • Viewing guidance — we attend and advise on the spot
  • Rental proposal and negotiation — we secure the best result on your behalf
  • Contract review — we check for legal pitfalls
  • Key handover — present at the inspection

Is it worth the cost?

Do the maths yourself. The Amsterdam rental market is so tight that house hunters search for three to six months on average before finding something. Spending three extra months in an overpriced interim home, a hotel or with family quickly costs more than the agent's fee.

On top of that come the benefits of off-market access: homes that are never published, faster placement, and the certainty of a correct rental contract.

How do I compare this with other agents?

When comparing, watch the following points:

  • Does the agent charge fees before there's a result?
  • Does the agent have its own off-market supply?
  • Is there personal guidance, or are you one of hundreds registered?
  • Is the rental contract reviewed, or does guidance stop at signing?
