Amsterdam is not a uniform rental market. The price of an apartment depends heavily on the location, the type of home and the neighbourhood. To give you a realistic picture, we've set out the average rental prices per district, based on our market experience and current transactions.
Centrum (Canal Belt, Jordaan)
The historic heart of Amsterdam remains the most expensive rental market. For an apartment of 60–80 m² you quickly pay €2,200 – €3,000 per month here. The Canal Belt and the Jordaan are especially sought after by expats and young professionals with a higher budget.
Oud-Zuid (Museum Quarter, Apollobuurt, Rivierenbuurt)
Oud-Zuid is Amsterdam's upscale living. Spacious apartments in stately buildings, close to Vondelpark and the museums. Rental prices typically range from €2,000 – €3,500 per month for two bedrooms. Families with a larger budget most often choose here.
De Pijp
Lively, multicultural and popular with young professionals. De Pijp offers slightly more affordability than Centrum or Oud-Zuid, but market pressure is high. On average €1,800 – €2,500 per month for an apartment of 60–80 m².
Oost (Indische Buurt, Watergraafsmeer, Eastern Docklands)
Amsterdam Oost has risen sharply in popularity and price in recent years. The Eastern Docklands (KNSM Island, Java Island) offer modern waterfront architecture. Rental prices: €1,700 – €2,600 per month.
West (Westerpark, Bos en Lommer, Baarsjes)
West was relatively affordable ten years ago, but prices have risen sharply here too. Bos en Lommer still offers some room to move. On average €1,600 – €2,400 per month.
Noord (Buiksloterham, NDSM)
Amsterdam Noord has developed strongly in recent years — especially around the NDSM site and Buiksloterham. New builds and lofts are popular with creative professionals. Prices: €1,500 – €2,200 per month. Noord offers the most square metres for your money within the ring road.
Nieuw-West and Zuidoost
The most affordable areas within Amsterdam are Nieuw-West and Zuidoost. Here you can still find homes from €1,200 per month. Zuidoost in particular (the ArenA district) is developing and attracting more and more investors and tenants.
What determines the price besides location?
- Energy label — homes with label A or B are increasingly offered at higher prices
- Outdoor space — a garden or large balcony can add €100–€300 per month
- Parking space — in Centrum and Oud-Zuid easily €150–€250 per month extra
- Furnished vs. unfurnished — furnished is typically 10–20% more expensive
